If you’ve been thinking of buying a home, now is a great time to do so! Working with your real estate agent, you will be a home owner before you know it—usually in six weeks or less from contract to closing!

Do your research. Most home searches begin on-line. Get a feel for what you like and what areas suit your needs. Once you have an idea of what you are looking for, ask your agent to run a search of homes currently on the market.

Looking for a bargain? Concentrate your search on homes that have been on the market for more than 60 days, short sales or REOs (bank owned properties or foreclosures).

View homes in person. Once you select 4 to 6 houses that interest you, go see them in person. Your agent will set showing appointments.

What is it worth? Once you find a home you love, compare what you are willing to pay against active listings, pending sales and sold prices. Work with your agent to determine an offer price and terms of the offer.

Negotiating the sale: Your agent will present your offer to the seller and help you determine the terms of your offer including contract price, closing costs, closing date, repairs and any other terms of the offer.

Estimated Closing Costs: Your agent will provide an Estimated Cost Sheet so you know what it will cost out of pocket to get to the closing table. This varies based on the type of loan you obtain.

Don’t have a lender yet? We can introduce you to local lenders who are pleasant to work with and make the process easy. Your lender will show you what can afford, the monthly payments and let you know what documents are needed to support your loan such as pay stubs, bank statements and tax returns.

Get an inspection and an appraisal. This is standard procedure in most real estate transactions. You pay for these out of pocket. We can help with finding a good home inspector and the bank (your lender) will order the appraisal.

Home warranties: Ask for a home warranty as part of the sale, or buy your own. These cover appliances, plumbing, and heating and cooling problems and can be renewed each year.

Closing day: Before you know it, you will be closing on the sale of your home and moving in. We will stay in touch after closing to be sure you are happy and comfortable in your new home!
